Ülemiste kaubanduskeskuse laienduse etapp 2 ehituse organiseerimine

Käesoleva lõputööga lahendati Ülemiste kaubanduskeskuse laienduse etapp 2 hoonemahus ehitustööde organiseerimise projekt. Lõputöö autor leidis ehitustööde ajalise kulu ja ressursi vajaduse. Ehituse ettevalmistavate töödega alustati 2018. aasta märtsis ning üleandmine tellijale planeeriti 2019. aasta mai lõppu. Tehnoloogilistel kaartidel kirjeldati täpsemalt hoone süvendi mahus vundamentide rakestamistöid, betoneerimistöid koos tööohutuse, töövahendite, kvaliteedi tagamise ning iseloomulike sõlmedega. Pinnasetööde tehnoloogisel kaardil toodi välja tööde teostamise haardealad, ressursi ja tööde ajaline kulg ning joonised hindamaks tööde teostust. Teksti osas kirjeldati erinevaid tööetappe ning kvaliteedi- ja ohutusnõudeid. Lõputöö eelarvestamise osas leiti ehitusettevõtte Fund Ehitus OÜ ja RATU kaartide abil ehitustööde maksumus, milleks on 13 900 467,45 eurot + KM 20%. Sellest ehitusplatsi korralduskulud moodustavad 47 466,80 eurot + KM 20%, mis moodustab 0,34% ehitustööde maksumusest. Ehitusplatsi üldkulud on 411 750,00 eurot + KM 20%, mis moodustab 3% ehitustööde maksumusest. Antud lõputöös käsitletava hoone ehitustöid teostati samaaegselt lõputöö kirjutamisega, mis andis autorile hea ülevaate ehitustegevuse progressist ja ebaõnnestumistest.

With this graduation thesis, the construction project of the stage 2 on the expansion of Ülemiste shopping centre was implemented. The author of the thesis has found the necessity for the time and resources for construction works. The preparatory works have begun in March 2018 and final delivery of the building to the customer was planner for mid-May 2019. Construction map have displayed foundation assembly works, concreting works with safety, work equipment, quality assurance and specific points. Construction map has shown the area for ground works, required resources and time, as well as drawings to evaluate the execution of the work. Different work stages, quality and safety requirements were described in a written part. In the budget section of the thesis, the cost of construction works was found with the help of the maps provided by construction companies Fund Ehitus OÜ and RATU. It is 13 900 467,45 euro + VAT of 20%. Based on this, the cost of organizing the construction site amounts to 47 446,80 euro + VAT of 20%, which is 0,34% of total construction cost. The total cost of the construction site is 411 750,00 euro + VAT of 20%, which is 3% of the total construction cost. The construction works described in this thesis were carried out simultaneously with the writing of the thesis and it gave to the author a good overview of construction progress and failures.
