dc.description.abstract | Käesoleva lõputöö eesmärk oli lahendada Lõõtsa 12 büroohoone ehituse organiseerimine. Töös kirjeldati hoone arhitektuurset ja konstruktiivset osa ning anti ülevaade tehnosüsteemidest. Välja toodi hoone ehituseelarve, milleks kujunes 8 706 925,5 €. Sellest 7,9% ehk 642 823,6 € moodustasid ehituse organiseerimiskulud. Büroohoone neto m2 hinnaks kujunes 819 €. Ehitusobjektile on koostatud üldplaan, mis kirjeldab ära soojakute asukohad, ladustamisplatsid, tornkraana asukoha, ajutise vee ja elektritrassid. Plats on planeeritud selliselt, et monteerimistööd saaksid toimuda võimalikult kiiresti ja sujuvalt. Monteerimiseks otsustati kasutada tornkraanat, kuna antud objekti suurusest ja hoone eripärast tulenevalt on see kõige tõhusam lahendus. Lõputöös on põhjalikumalt käsitletud vundamentide ehitust ja tüüpkorruse monteerimist. Täpsemalt kirjeldati lahti tööde teostamise tehnoloogia, leiti tööde teostamiseks vajaminev tööliste arv ning töödeks kuluv aeg. Mõlemat teemat toetavad graafilises osas tehnoloogiakaardid. Büroohoone ehitusele koostati koondkalenderplaan. See on koostatud EKE NORA normbaaside ja töö autori varasema kogemuse baasil. Selle tulemusena saavutati hoone põhiline valmidus 389 päevaga. Sellele järgneb kasutusloa saamine ja hoone lõplik üleandmine tellijale, mis on planeeritud teha 31.01.2018. Lepinguline tähtaeg on 24.04.18, seega on hoone planeeritud üle anda kolm kuud enne tähtaega. Sellega saavutatakse oluline rahaline võit üldkulude kokkuhoidmise pealt. Antud lõputöö koostamise käigus sai autor väga põhjaliku ülevaate, kuidas ja mis järjekorras saab ehitustöödega alustada. Eriti oluliseks kujuneb montaaži põhjalik ettevalmistus, sest selle kiirusest oleneb suuresti ülejäänud tööde alustamise võimalikkus. Kuna töö autor töötab antud objektil objektijuhina, saab lõputöö kirjutamise käigus leitud lahendusi ning omandatud põhjalikku ülevaadet objekti üksikasjadest edukalt platsil rakendada. | et |
dc.description.abstract | The goal of the following thesis Organising the Construction of the Office Building is to resolve the organisation project of the construction of a 13-floor office building located at Lõõtsa 12. The construction site is situated at Ülemiste City in Tallinn. The construction of the building was ordered by Tehnopolis Ülemiste AS, the developer of the architectural project is Novarc Group AS and the structural work project is constructed by structural design company PIKE OÜ. The chief contractor for this construction project is Nordecon AS. In this thesis, the author provides an overview of the source data and the architecture of the building, and describes the constructive parts and the utility systems. The budget for the construction, as prepared by chief contractor Nordecon AS, is €8,706,925.50. The organisational costs of the construction constitute 7.9%, i.e. €642,823.60, of the total budget. A general plan of the construction site is prepared, by describing the locations of the construction containers and the storage and unloading sites, as well as the location of the crane and overall layout of the construction site. Separately and in more depth, the process of choosing the lifting mechanisms that are most suitable for this particular construction site is described. The plans to ensure the occupational, fire and environmental safety are also described. This final thesis focuses in more detail on the construction of the foundations of the building and the mounting of a standard floor. The technology of the construction is thoroughly described, and the number of workers and the time needed to complete the tasks are determined. Both subjects are supported by technology maps in the graphic section of this thesis. The calendar schedule of construction work has been prepared on the basis of EKE NORA time norm databases and the personal experience of the author of this thesis. The compiled schedule estimates the duration of the construction to be 389 days, after which the issuing of the certificate of occupancy of the building and handing the finished building over to the client will follow. The handover of the construction site to the client is planned to take place on 31 January 2018, which is three months before the agreed date in the contract, i.e. 24 April 2018. The final paper gave the author an exhaustive overview of the organisation project of the Lõõtsa 12 construction site, as well as general knowledge on how to prepare and arrange construction work on an office building. For the Lõõtsa 12 site, the thorough preparation of the mounting of concrete elements is of critical importance, as the start of most of the subsequent tasks on the site largely depend on the finishing time of the mounting. As the author of this thesis works as object manager at the Lõõtsa 12 site, the conclusions made and knowledge acquired in this final paper will be of great help in organising the construction work for this office building and for future projects to come. | en |
