Selleks külastas töö autor hoonet mitmeid kordi ning tegi hoone haldaja loal käsitsi kaeveid nii hoones sees kui sellest väljas. Suur osa probleemidest on põhjustatud ebakvaliteetsest katusekatte paigaldamisest ja vihmaveerennide puudumisest. Kahjustused on jäädvustatud fotodele. Põhjalike jooniste koostamiseks viis töö autor läbi hoone mõõdistamise. Vastavalt välja selgitatud olukorrale on töös välja pakutud renoveerimise lahendused, arvestades muinsuskaitseameti eritingimusi ning rahvamaja juhataja soove. Renoveerimise käigus tuleb: • toestada ja taastada vundament ning luua dreensüsteem; • korrastada ja taastada välisseinad, fassaadilaudis ning puuduolevad avatäited; • vahetada katuse konstruktsiooni elemendid ning paigaldada vihmaveerennid; • ehitada välja vastavalt korruseplaanile küttekehad; • taastada siseviimistlus; • toestada vahelaed, soojustada pööninglagi ning renoveerida/ rekonstrueerida põrandad. Samuti on töös tehtud kandepiirseisundi arvutused uuele roovitusele ning olemasolevatele sarikatele ja kirjeldatud ehitustööde tehnoloogiat ning järiekorda. Seejärel on töös välja toodud arvutatud mahtude põhjal hoone renoveerimise orienteeruv maksumus, milleks on ilma käibemaksuta 483 545,74 eurot (käibemaksuga, milleks on 20% - 580 254,89 eurot). Viimaks graafiline osa koos renoveerimisettepanekute joonistega. Kuna arhitektuurimälestis vajab sobivat ja stabiilset kasutusrežiimi, siis rahvamaja funktsioon on ka edaspidi hoonele sobiv. Mõisa peahoone väärib stiilitundlikku lähenemist, et väärtustada ja eksponeerida hoone ajalugu.The present thesis describes the current condition of Võidula manor house, maps the damages and their underlying causes. For the purposes of this thesis, the author visited the building on numerous occasions and on the permission of custodian, carried out manual excavation works inside as well as outside the building. Majority of the problems have occurred owing to the poor quality of the installation works of the roofing and the lack of rain gutters. The damages have been photographed. The author also carried out building surveying for the purpose of composing detailed drawings. In accordance with the present condition of the building, this thesis offers solutions for renovation works within the framework of the special conditions established by the National Heritage Board and requests of the manager of the community centre. The following works must be completed during the renovation: • Restoring and shoring of the foundation, installation of a drainage system; • Repairing and restoring external walls, wood cladding of the facade and the missing windows; • Replacing elements of the roofing construction and installation of rain gutters; • Building of heaters in compliance with floor plans; • Restoration of interior finishing; • Shoring of the bulkhead ceiling, insulation of the attic ceiling, and renovation/reconstruction of floors. The thesis also contains ultimate limit state calculations for the new trusses and for the existing beams and describes the technologies and necessary order of the renovation works. The thesis continues with outlining the estimated cost of the renovation on the basis of the volumes presented in this thesis. The estimated cost is 483 545,74 without VAT (580 254,89 euros including 20% VAT). The last section of this thesis includes graphic material with the drawings of the renovation proposal. As an architectural monument, the building requires a suitable and stable usage regime, hence employing it as a community centre is reasonable.
