Äri- ja laohoone ehituse organiseerimine

Käesoleva lõputöö koostamiseks on aluseks võetud Pro Ehitus OÜ poolt kokku pandud projektdokumentatsioon põhi- ja tööprojekti staadiumis, mis on koostatud aadressile Kärmu tänav 19, Maardu äri- ja laohoone ehitamiseks. Vastavalt projektile on lõputöös kirjeldatud hoone arhitektuurset ja konstruktiivset lahendust ning ehitustingimusi. Lõputöö eesmärgiks on koostada ehituse organiseerimise projekt ehitustööde teostamiseks, mis sisaldab katusetööde ja betoonpõrandate tehnoloogilisi kaarte ning kus on kirjeldatud tööks vajalikud tõstevahendid, tööliste arv, vajalikud tööriistad, tööohutus ja tehnoloogiad tööde teostamiseks. Ehituse maksumuse arvutamiseks on autor võtnud aluseks varem koostatud eelarvetabeli ning lisanud sinna juurde tööliike mis antud objekti püstitamiseks vajalikud on. Eelarvetabel on koostatud EVS 885:2005 standardi põhjal. Töö maksumuste ja tööaegade leidmiseks on kasutatud OÜ EKE NORA2018 aasta hinnakirju, küsitud hindu ehitusettevõtetelt ja võetud arvesse juhendaja nõuandeid. Hoone ehitustööde maksumus koos projekteerimiskuludega on 967 035 eurot, millele lisandub käibemaks, sellest ehitustööde organiseerimise kulud on 89 202 eurot. Ehituse organiseerimise kulud moodustavad kogumaksumusest 9,2%. Ehituse kalendergraafik on koostatud EKE NORA OÜ andmebaasist kätte saadavate ja Ratu kaartide põhjal. Graafikust on näha, et ehitustegevuse alguskuupäev on 07.03.2023 ning see lõppeb 26.10.2023 kasutusloa saamisega. Ehitustööde kestus kalendergraafiku järgi on 165 päeva. Kalendergraafiku koostamisel on tööpäevadest välja arvatud riiklikud pühad ja nädalavahetused. Tööjõuvajaduse graafikust on näha, et ühes päevas teostab töid maksimaalselt 22 töölist. Lõputöös on koostatud ehitusplatsi üldplaan, millel on näidatud ehitatava hoone, soojakute, materjalide ladustamise, kraana ja muude ehitamiseks vajaliku paiknemine. Ehitusplatsi üldplaan on koostatud ehitise maapealse osa ehitamise kohta. Lõputöö koostamisega on autor saanud palju uusi teadmisi ja põhjaliku ülevaate laohoone ehitustööde organiseerimisest. Lõputöö ülesanne on täidetud.

A Project for Organising the Construction of a Warehouse This thesis describes the organisation of construction on the planned commercial and warehouse building at Kärmu 19 in Maardu in the Harju County. The aim of the thesis is to draw up a project on organisation of construction that is of great importance in the performance of works, it helps to implement the set goals in a timely and safe manner, thereby making maximum use of resources and reducing waste in the construction process. The description of the architectural part, the budget, the schedule, the general plan of the construction site, the occupational safety and environmental protection plan are outlined in this work. In addition, process charts have been prepared for concrete and assembly works, which provide a thorough overview of the processes of carrying out these works, the lifting equipment and tools required for these works. Construction of the warehouse has not started. The project includes a solution for the warehouse as well as roads and squares surrounding it. The building has been designed in accordance with the wishes of the contracting entity and the design terms and conditions established by the Maardu City Government. The contracting entity for the warehouse is Vudnik AS and it is designed by Pro Ehitus OÜ. In order to calculate the cost of construction, the author has used the budget table drawn up earlier as a basis and added to it the types of work necessary for the erection of the building. The budget table is based on the EVS 885:2005 standard. In order to find the costs and working hours, price list of OÜ Eke Nora from 2018 have been used, price inquiries have been made to construction companies and the advice of the supervisor has been taken into account. The cost of the construction works of the building, including design costs, is 967 036 euros plus VAT, including the cost of organising the construction works in the amount of 89 202 euros. Construction organisation costs account for 9.2% of the total cost. The schedule of construction works is based on the time calculations available in the Eke Nora OÜ database and Ratu charts. Construction works are scheduled to start at 7 March 2023 and end with the granting of the permit for use on 26 October 2023. The scheduled duration of construction works according is 165 days. Public holidays and weekends are excluded from the schedule. According to the schedule, the largest number of workers on the site in a single day is 22. In the thesis, a general plan of the construction site has been prepared, indicating the location of the structure to be built, portable cabins, storage materials, a crane and other equipment necessary for the construction. The general plan has been drawn up for the site of the above-ground part of the building. With the preparation of the thesis, the author gained a lot of new knowledge and obtained comprehensive overview of the process of organising the construction of the warehouse. The task of the thesis has been completed.
