| dc.description.abstract | Käesoleva lõputöö eesmärgiks on välja selgitada olemasoleva korterelamu seisukord, koostada katusekorruse välja ehitamiseks konstruktiivne projekt ning koostada korterelamu renoveerimiseks ja katusekorruse välja ehitamiseks eelarve. Renoveerimis- ja laiendusprojekt on koostatud stalinistliku arhitektuuriga korterelamule Nõmmel, millele kehtivad muinsuskaitse eritingimused. Lõputöö kajastab korterelamu olemasoleva olukorra kirjeldust, renoveerimise ettepanekuid, arhitektuurset põhiprojekti, konstruktiivset projekti, ehitusinfomudelit, eelarvet ja eeldatavat ajagraafikut, mistõttu on lõputööl kaks autorit. Lõputöös on eelarve koostamiseks on kasutatud EKE NORA andmebaasi ja ehitusinfo mudeli mahte. Koormuste ja konstruktsioonide arvutamisel on lähtutud konstruktsioonide ainekava konspektidest. Projekti koostamisel on kasutatud koolis õpetatud ehitustarkvara lahendusi. Lõputöös tuginetakse eelnevalt valminud arhitektuursele eelprojektile ja tehnosüsteemide projektidele. Renoveerimis- ja laiendustööde käigus ehitatakse olemasolev pööningukorrus elamispinnaks, mille raames renoveeritakse või ehitatakse välja järgmised osad [1]: • välisseina krohv koos viimistlusega (sh. aknaplekkide vahetus); • olemasolevate rõdude ja varikatuste taastamine; • katusekontsruktsioon koos vintskappide ja vihmaveesüsteemidega (sh. lumetõkked, käiguteed, vihmaveesüteem jne); • olemasolevate sisetreppide taastamine ja uute treppide rajamine pööningu korrusele; • pööningukorrus koos avatäidetega; • kütte- ja ventilatsioonitööd; • vee- ja kanalisatsioonitööd; • trepikodade korrastamine; • ventilatsioonilõõride puhastus; • elektritööd. Renoveerimis- ja laiendustööde perioodiks on hinnatud 8,5 kuud ning ehitustööde tulemusel lisandub 314 m2 elamispinda. | dc.description.abstract | The aim of the current work is to identify the condition of the existing apartment building, to prepare a constructive project for the construction of the attic and to prepare a budget for the renovation of the apartment building and for the construction of the attic. The renovation and expansion project has been prepared for an apartment building from Stalinist architecture era in Nõmme, which is subject to heritage protection special conditions. The work reflects the description of the current situation of the apartment building, renovation proposals, the main architectural project, the constructive project, Building Information Modeling, the budget and the expected time schedule, therefore this work has two authors. Current work describes the existing general situation of the building, but the constructive situation would need more clarification what conserns the external wall and partition ceilings. The documents available in the archives and in posession of the apartment association do not reflect the constructions of the building accurately enough. Without opening the structures, it is inaccurate to state what layers the structures of the building consist of. EKE NORA database and the volumes of the Building Information Modeling has been used in compiling the budget. The calculation of loadings and structures is based on the conspectus of the syllabus of constructions. The construction software solutions taught at school have been used in compiling the project. The work is based on a previously completed architectural preliminary projects and projects of different parts. During the renovation and extension works, the existing attic will be rebuilt as a living space, the roof, facade with balconies, plinth, staircases will be renovated, and the roof support structure will be rebuilt and winches will be built. In addition, landscaping will be brought into order and a parking lot will be created. SUMMARY The work as a preparation of the construction project took in total of four months - January 2020 to May 2020. The period of renovation and extension works is estimated to last 8.5 months, and as a result of the construction works, 314 m2 of living space will be added. | en |
