Äripindadega korterelamu ehituse organiseerimine

Kokkuvõtteks on saanud antud lõputööde raames ehitustööde organiseerimise projekti objektile äripindadega korterelamu. Lõputöös kirjeldatakse kinnistu pinnaomadused, kui ka hoone konstruktiivne, arhitektuurne ja hoone kuuluvate tehnosüsteemide lahendust põhiprojekti järgi. Autor on teinud ülevaade ehitustööde protsessist, ning kirjutas lahti planeeritud tööde järjekord. Ehitustööde läbiviimiseks oli määratud masinad ja tõstemehaniismid vastavalt tööde spetsifilisuse. Selleks, et objekti ehituse käigus minimiseerida oht nii töötajale kui ka keskkonnale, sai toodud töö ja tuleohutuse ja keskkonnakaitse peamised aspektid ja nõuded. Lõputööde käigus on koostatud kalendergraafik, kust autor sai ehitusperioodi kestuse. Ehitus algab 01.06.2023 ja lõpeb 25.03.2025, ning objektil kõige rohkem töötajad ühes vahemikus on 78. Autori ülesandeks oli lõputööde raames kirjeldada esimese korruse betoonitööd ja fassaaditööd. Selleks oli koostatud kaks tehnoloogikaardi, mille tulemusena on hea ülevaade ehitustööde protsessist. Samuti on leitud aja ja tööliste vajadus, vajalikud ehitusmasinad ja materjalide mahud. Tehnoloogiakaartide graafiline osa selgitab konstruktiivsed lahendused, ning on eraldi toodud kalendregraafik. Lõputöö ülesande lahendamise käigus sai autor hea kogemuse ehituse organiseerimisest ja sellega kaasnevatest tegevustest, näiteks kalendergraafiku koostamine. Saadud teadmised antud objekti puhul, juba enne ehitustööde algust, tulevad kasuks ehitustööde planeerimise ja juhtimise osas.

The author is Nikita Jurov, a student of Tallinn University of Applied Sciences, study group KHE2019. The thesis is based on an apartment building with commercial premises. The thesis describes the architectural part and the constructive part of this building. The author has made an overview of the process of the construction works and describes the order of execution of the planned works. To carry out the construction works, machinery and lifting mechanisms were assigned according to the specific works. According to the calendar schedule prepared in the theses, it was learned that the construction period is 01.06.2023 to 25.03.2025. With the help of consolidated calendar plans, an overview of the time and labour needs of each stage is provided. The drawing of the general plan of the site shows the placement of portable construction shelters, the loading area, temporary roads and the location of the pillar crane, etc. The need for temporary electricity and water supply has been calculated. The necessary construction equipment for carrying out the construction works is provided separately. Two flow diagrams, first floor concrete works, and facade works have been described in more detail in the thesis. The flow diagram for the concrete works on the first floor includes the erection of reinforced concrete posts, walls, and suspended ceiling structures. The installation of the glass facade is thoroughly explained in the flow diagram for the facade works. The flow diagram for the concrete works and the glass facades describe work processes, work volumes, time consumption, and the need for construction equipment. Occupational safety and environmental requirements for these works have been described. The quality requirements for the execution of these works have been clarified. One of the last chapters of the thesis describes the contracting method used on the site. This chapter presents the obligations of the parties and the principles of the contracting method. The construction organisation has been chosen as the topic of the thesis, because the author works daily in this field as a site manager. In the process of solving the thesis task, the author gained good experience in the construction organisation and related activities, such as preparing a calendar schedule. The knowledge gained for this site, even before the start of the construction works, will be useful in terms of planning and management of construction works.
