| dc.description.abstract | KOKKUVÕTE Lõputöö käigus on lahendatud Fahle Park I etapi käigus ehitatava Eesti Meedia büroohoone ehitustööde organiseerimine. Lõputöö käigus on andnud autor ülevaate ehitusobjektist ning -tingimustest. Kirjeldanud hoone arhitektuurset ja konstruktiivset lahendit ning teinud lühiülevaate tehnosüsteemidest. Autor koostas ehitusplatsi üldplaani, ehitise maapealse osa ehitamise kohta. Üldplaanil on välja toodud olmeruumide, ajutiste kommunikatsioonide, laoplatside ja kraanade asukohad koos töötsooniga ning masinate liikumise suunad. Autor koostas Merko Ehitus Eesti AS eelarve põhjal ehitustööde eelarve ning täiendas seda vastavalt lõputöös püstitatud eesmärgi jaoks. Ehitustööde maksumuseks sai autor 8 605 161 €, millest 5,7% ehk 491 002 € moodustavad organiseerimise kulud. Töö autor koostas tehtavate tööde kohta koondkalenderplaani kasutades selleks RATU juhenditest ning EKE NORA normidest saadud ajanorme. Tööde teostamiseks on aega 308 päeva. Lõputöö käigus valmistati kaks tehnoloogiakaarti, esimene teise korruse montaažitööde kohta ning teine katusetööde kohta. Autor koostas mõlema töö kohta eraldi kalendergraafiku. Tehnoloogiakaartidel on välja toodud tehtavate tööde mahud päevade kaupa. Juurde on lisatud sõlmed ja konstruktsiooni tüübi. Montaažitööd toimuvad osaliselt montaaž ratastelt meetodil, mille kohta on koostatud elementide tarnegraafikud. Projektis kasutatav töövõtumeetodiks on peatöövõtt. Tehtavate tööde kvaliteet tagatakse kvaliteedi tagamise plaani alusel ning omaniku kui ka peatöövõtu sisese järelevalvega. Tööde vastuvõtmine toimub siis, kui tehtud tööd on täies mahus lõpetatud. Tööohutus tagatakse riskianalüüsi koostamisega ning saadud tulemustele vastavate meetmete kasutamisega. Tuleohutuse tagab läheduses olevad hüdrandid. Keskkonnakaitse tagamiseks hinnatakse ehitustegevuse mõju keskkonnale ning hindamise põhjal vastavate kaitsemeetmete kasutamisele võtmisega. | et |
| dc.description.abstract | Summary Organisation of the Construction Works of the I Stage of Fahle Park The purpose of the thesis is to organise the construction works of the office building of Eesti Meedia constructed in the course of the I stage of Fahle Park. The object is located at Tartu mnt 80 in Tallinn. The constructive executive project prepared by Innopolis Insenerid OÜ, the detailed design of interior and exterior architecture prepared by KAOS Arhitektid OÜ and the construction budget prepared by Merko Ehitus Eesti AS have been taken as the basis of this thesis. The object that is the basis of the thesis has been obtained from the ongoing projects of Merko Ehitus Eesti AS. In the thesis, the author of the thesis provides the initial data of the building as well as the brief descriptions of the utility systems, the constructive and architectural parts. The author prepares a detailed budget for the construction site, stating the organisational and general expenses of the site, and compares these to the total cost of the construction. The author prepares a summary schedule together with the need for labour and describes the construction works of the building in brief. The author prepares a key plan of the construction site regarding the construction of the ground part of the building. The author discusses the assembly works of the second floor and the roof works in detail, preparing technological charts for these. According to the author of the thesis, the construction cost calculated in the course of the thesis is EUR 8 605 161 of which 5,7% or EUR 491 002 are organisational expenses. The performance of the construction works will take 308 days. The key plan of the construction site prepared in the course of the thesis includes the locations of the non-work rooms, temporary communications, storage sites and cranes together with the work zone and the movement directions of the machines. The author of the thesis prepared calendar schedules for the works performed on the technological charts of the assembly works of the second floor and the roof works. The technological charts include the volumes of works to be performed by days. Assemblies and type of construction have been added. The assembly works are partly performed using an “assembly from the wheels” method for which delivery schedules of elements have been prepared. The thesis describes how the contracting has been organised, how the quality of the performed works is planned to the guaranteed and how the occupation safety as well as fire and environmental protection are ensured. | en |
