Põdra tee 17 büroohoone ehituse organiseerimine

Abstract

Käesoleva lõputööga on lahendatud Põdra tee 17 uue büroo- ja ärihoone ehitustööde organiseerimine. Lõputöö aluseks ja abiks on võetud hoone esialgne eelprojekt, mis on koostatud MiHo OÜ poolt ja lisaks eritööde seletuskirjad. Ehitustöid organiseerib ja viib läbi Timbeco Ehitus OÜ. Arhitektuurset ja konstruktiivset lahendust on kirjeldanud autor vastavalt hoone lähteülesandele, mis tulenes detailplaneeringust ja tellija soovidest. Põhjalikumalt on tehnoloogiakaartidest käsitletud hoone puitelementide montaaži ja fassaadilaudise paigaldust, kus on välja toodud tööde mahukus, tööde teostamise meetodid, ehitus ja paigaldus tolerantsid, töökestused ja tööjõuressursside vajadus. Ehitustööde meeskonnad on komplekteeritud vastavalt tehnoloogilisele vajadusele. Vastavalt kasutatud Eke Nora ja Ratu ajanormidele on hoone ehitusprotsessi pikkuseks kujunenud 185 päeva ehk 6 kuud ja 2 päeva. Ehitustööde alguseks on võetud 21. aprill 2017 ja hoone viimased ehitustööd lõppevad 23. oktoober 2017. Ehitustööde maksimaalseks vajaduseks kujunes 16 töölist. Autor on saanud eelarveliseks maksumuseks büroohoonele 752324 € + km ehk hoone lõpphinnaks on 902789 €. See teeb hoone suletud brutopinna 1 m2 hinnaks 922,2 €. Riigi Teataja annab „Hoone keskmise ehitusmaksumuse hindamise kord” ehitusmaksumuseks büroohoonele 1067 kuni 1086 € suletud brutopinna ruutmeetri kohta. Lõputöö koostamine andis autorile uusi teadmisi ehitustööde planeerimisest ja erinevatest tehnoloogilistest lahendustest.

This paper provides an overview of the architectural, water, heating and ventilation solutions of the building and a construction budget of the building is prepared. In addition, the water and power consumption capacities are calculated for the site. The schedule of labour and machinery requirements is compiled. The assembly of wall elements and façade works are described in more detail, separately highlighting the volume of works, construction methods, required mechanisms, supply schedules and durations of works. The thesis is prepared with the use of the preliminary project and explanatory memorandum of the building, prepared by MiHo OÜ. Construction works are organized and carried out by Timbeco Ehitus OÜ. According to the author’s calculations, the duration of the construction process of the building is 185 days. The construction works begin on 21 April 2017 and the final construction works end on 23 October 2017. Construction teams are assembled based on technological needs and up to 16 workers are employed on site at any given time. The budgetary cost of the office building as calculated by the author is €752,324 + VAT, so the final cost of the building is €902,789. Preparing the thesis gave the author new knowledge on organizing construction works and various technological solutions.
