Ülemiste kaubanduskeskuse laienduse A-hooneosa ehituse organiseerimine

Käesoleva lõputöö eesmärgiks oli lahendada Suur-Sõjamäe tänav 4 asuva Ülemiste kaubanduskeskuse laienduse A-hooneosa ehituse organiseerimine. Lõputöö alusprojektiks on hoone arhitektuurne ja konstruktiivne tööprojekt. Projektide koostajaks on projektbüroo EA Reng AS. Lõputööd läbivate tööde ajanormide ning ühikhindade leidmiseks on kasutatud EKE NORA vastavat andmebaasi, tehnoloogiaalast kirjandust ja vastava ala konsultantide nõuandeid. Autor on kirjeldanud antud hoone arhitektuurset ja konstruktiivset lahendust vastavalt kasutatud projektdokumentatsioonidele. Põhjalikumalt on tehnoloogiakaartides käsitletud hoone raudbetoonkandekonstruktsiooni montaažitöid ja korruste pealevalude tehnoloogiat ning nende ajalist organiseerimist. Kalenderplaanide koostamisel on lähtutud erinevate tööliikide tehnoloogilisest järjekorrast ning ressursside tagamisest töö teostamisele. Lisaks on üksikasjalikumalt kajastatud ühe jäikusdiafragmana töötava trepikoja montaažikulgu. Ehitusplatsi üldplaanil on kujutatud tervikliku hoone ehitusprotsessi üldist kulgu ning toimivust, arvestades ehitusplatsi iseärasusi. Plaaniliselt on lahendatud ehituslinnaku paiknemine, suurus ning vajalike ettevalmistusalade vajadus. Autoripoolse lahendusega on tagatud ka olemasoleva kaubanduskeskuses töö jätkumine ning klientide ohutus. Ehitusplatsi toimimiseks on autor leidnud maksimaalsed vajadused ressurssidele nagu vesi ja elekter. Lõputöö majanduslikum pool kajastab põhjalikumalt hoone eelarvelist maksumust ja ehitustööde mahtusid. Eitustööde brigaadid on komplekteeritud vastavalt tehnoloogilisele vajadusele ning vastavalt kasutatud ajanormidele on kujunenud hooneosa ehitusprotsessi pikkuseks 592 päeva. Ehitustööliste maksimaalseks vajaduseks konkreetsel ajahetkel kujunes 88 töölist. Vastavalt kasutatud andmebaasile on saadud hoone eelarveliseks maksumuseks 4 995 375 € + km. Ehituse organiseerimise kulude analüüsi kohaselt moodustab organiseerimise maksumus 10,3% eelarvelisest maksumusest ehk 516 880 € + km. Autori brutopakkumushinnaks A-hooneosale kujunes 6 294 173 €.

The goal of this final thesis was to solve the organization of construction of the facility A of the extension to Ülemiste shopping centre, located at Suur-Sõjamäe Street 4. The basic project for the final thesis is the architectural and structural work project of the building. The projects were created by design firm EA Reng AS. Time norms and unit prices for works analysed in the thesis are collected from the corresponding database of EKE NORA, technology-related literature and suggestions by consultants in the relevant field. The author has described the architectural and structural solution of the said building based on the project documents used. The technology maps provide a more in-depth treatment of the mounting works of the building’s reinforced concrete load-bearing structure and the pouring technology of storeys, and the relevant time management. Calendar schedules are based on the technological order of different types of work and on providing resources to works. In addition, the mounting works of one stairwell, which functions as a rigid diaphragm, are described in more detail. The general plan of the construction site provides the overall progress of the construction process of the entire building and the peculiarities of the site due to functionality. The location and size of the construction village and the requirement of necessary preparation areas are solved as plans. The author also provides a solution for the continuation of work in the existing shopping centre and for ensuring the safety of customers. The author has determined maximum needs for resources such as water and electricity for the functioning of the construction site. The economic angle of the final thesis provides in more depth the budget cost of the building and the volumes of construction works. Duration of the construction process for the facility has been determined as 592 days. The maximum requirement of construction workers at the specific time was 88 workers. Based on the database used, the budget cost of the completed building is €4,995,375 + VAT. Pursuant to the organization cost analysis of the construction, the cost of organizing is 10.3% of the budget cost, i.e. €516,880 + VAT.
