Espak AS kauplusehoone ehitustööde organiseerimine

Käesoleva lõputöö eesmärgiks oli Tallinnas, Veerenni tn 65 asuva Espak AS kauplusehoone ehitustööde organiseerimise projekt. Projekti seletuskirjas on antud ülevaade olemasolevast olukorrast enne ehituse algust, arhitektuursest ja konstruktiivsest lahendusest ning on kirjeldatud eritööde lahendusi. Seletuskirja eelarve- ja majandusosas on koostatud ehitustööde mahukuse ja eelarve tabelid. Ehitustööde mahud on välja arvutanud töö autor, kasutades algandmetena projektides sisalduvat infot. Ehitustööde maksumuse tabeli koostamisel on aluseks võetud ehituskulude liigitamise standard EVS 885:2005. Tabelit on modifitseeritud ja kohandatud vastavalt ehituse iseloomule. Eelarve koostamisel on aluseks võetud töövõtjate hinnapakkumised ja varasemast tööst kogutud isiklikud kogemused. Ehitustööde maksumuseks ilma käibemaksuta kujunes 4 495 050 €. Tööde mahukuse tabelis on autor vastavalt ajanormidele ja tööliste arvule arvutanud välja tööde kestvused. Tabeli koostamisel on arvestatud varasemast tööst kogutud isiklike kogemusi, konsultandi kogemusi ja on kasutatud RATU juhendmaterjalides toodud ajanorme. Koostatud mahutabeli järgi kulub ehitusobjekti valmimiseks 11 kuud ja tööde teostamise maht kokku on 44 685 töötundi. Maksimaalne tööliste arv ühel päeval on 51 töölist. Eraldi peatükina on välja toodud kulud ehituse organiseerimisele, mis on 294 905 €. Ehituse organiseerimise kulud moodustavad kogueelarvest 6,5%. Tehnoloogiakaardid on koostatud vaiatöödele ja betoonpõrandate rajamisele. Seletuskirja osas on kirjeldatud tehnoloogilisi protsesse ja graafilises osas on välja toodud olulisemad lahendused jooniste näol ning konkreetse tehnoloogilise protsessi kalendergraafik. Seletuskirjas on kirjeldatud ka kvaliteedi- ja keskkonna juhtimist ning ohutustehnikat. Lisaks tehnoloogia kaartidele on graafilises osas koostatud ehitusplatsi plaan ja tööde teostamise graafik koos tööjõu vajaduse graafikuga.

The goal of this graduation paper was to compile a project for the organisation of construction of a shop building for Espak AS, which construction site is located at Veerenni Street 65, Tallinn. The project’s explanatory note contains an overview of the situation prior to commencement of the construction work, a description of the architectural and structural solution, and a listing of the special work solutions. The budget and financial part of the explanatory note comprises spreadsheets on the construction work volumes and the corresponding budget. The construction work volumes were calculated by the author of this paper using various project information as the initial data. The construction work cost spreadsheet was created on the basis of the Estonian EVS 885:2005 standard for the classification of construction expenses. The initial spreadsheet was modified and adjusted according to this particular construction project. The budget was compiled on the basis of the price offers submitted by several contractors and personal experience gained in the course of previous work. The total cost of the construction work (ex VAT) was estimated at EUR 4,495,050. In the construction work volumes spreadsheet, the author calculated the work durations based on the time normatives and the number of the workers. The author also relied on previous personal work experience, advice received from a consultant and the Finnish RATU guidelines for time normatives. According to the work volumes spreadsheet, it will take 11 months to complete the work at the construction site and it will compile 44,685 working hours. The maximum size of the labour force at the site at any one day is 51 workers. Separately mentioned is the sum total of the construction organisation costs: EUR 294,905. Therefore, the construction organisation costs constitute 6.5% of the budget. Technology cards were compiled for work with piles and for the pouring of concrete floors. The explanatory note describes the technological processes and the graphical section presents the most important solutions in illustrated form, together with the calendar graph for particular technological processes. The explanatory note also contains a description of quality management, environmental management and the technical safety measures. In addition to the technology cards, the graphical section includes the layout of the construction site, work schedule and labour force schedule.
