Jüri Gümnaasiumi Pallihalli ehitustööde organiseerimine

Autori igapäevaseks tööks on eelarvestamine ning käesolevale objektile on autor ise koostanud ehituseelarve, millega Riigihange võideti. Selleks, et mõista kogu järgnevat ehitusprotsessi, saades juurde uusi kogemusi ja oskusi on autor lõputöö teemaks valinud Jüri Gümnaasiumi Pallihalli ehitustööde organiseerimise. Lõputöö eesmärgiks on koostada organiseerimise projekt tööde teostamiseks. Lõputöö teema on valitud KRTL OÜ tööportfellist. Lähteandmed on koostatud arhitektuurse projekti (koostanud Conarte OÜ) ja konstruktiivse projekti põhjal (koostanud OÜ E-Inseneribüroo). Autor on koostanud objektile ise detaileelarve, kuid vältimaks KRTL OÜ hinnabaasi levikut on eelarve ehitustööde hinnad esitatud vastavalt EVS 885:2005 standardse vormi põhjal komplektidena (lisa 1). Kasutatud on erinevat ehituskirjandust ning võetud arvesse juhendaja ja konsultandi nõuandeid. Hoone ehitustööde kogumaksumus ilma käibemaksu ja tellija reservita on 1 379 432,98 eurot. Ehituse organiseerimise kulud moodustavad ehituse kogumaksumusest 1,28% ehk 94 700,00 €. Vastavalt KRTL OÜ andmebaasile on koostatud objektile töö- ja ajanormi tabel, mis on aluseks koondkalendergraafiku koostamiseks. Graafikust leiame, et ehitustprotsessi alguseks on 02.10.2013 ja lõppeb kasutusloa saamisega 31.10.2014. Tegemist on projekteerimis- ja ehitustööde peatöövõtuga. Projekteerimistööde kestvus on 138 tööpäeva, millele järgneb ehitustööd kestvusega 183 tööpäeva. Kalendergraafikust näeme, et maksimaalne tööliste arv on 45 töölist. Objektile on koostatud generaalplaan, kus on näidatud hoone paiknemine, ehitusplatsi korraldus ja piirdeaiaga piiritletud töömaa ning autokraana töötsoon. Elektritarvitite kasutamiseks on leitud elektrienergia vajadus ning vastavalt arvutustele on leitud peakilbi suurus 63 A. Töö käigus on lahendatud elementide montaaži- ja spordihalli inventari tehnoloogiakaart.

The authors job is construction budgeting, and the present estimate, which has won the public procurement, has been complied by the author herself. The reasons for the choice of the topic are to understand the work of the entire construction process as well as to gain new experience and skills. The purpose of the current thesis is to compile a project for organizing the construction works. The topic of the thesis has been selected from the portfolio of KRTL Ltd. The primary data contains an architectural project (compiled by Conarte Ltd.) and design project (compiled by E-engineering company Ltd.). The author of the graduation thesis has calculated a detailed estimate for the construction, but to prevent the spread of KRTL Ltd. Price database, the construction price are shown according to the standard of EVS 885:2005 in sets (Annex 1). Various engineering literature has been used and the advice of the consultant and supervisor have been taken into account. The total cost of construction work without contracting authority reserve is 1,379,432.98 EUR net of VAT. The organizational costs of the construction make up 1, 28% or 94,700.00 EUR of the total construction costs. In accordance with the database of KRTL Ltd. a standard for working time, which is the basis for compiling the construction schedule, has been together. The schedule shows that the construction process begins on October 02, 2013 and ends on October 31, 2014 with issuing the authorization for use. This is main followed by period of construction work. A general plan for the site has been compiled. It shows the location of the building, site organization, railings and cranes workspace. To use electrical attachments, the need for electricity has been calculated and it has been established that electric current needed for the main distribution board is 63 A. The process chart for the assembly of the units and the fittings of the sports hall has been solved during the work.
